You’re either living a life that’s pulling you toward your dreams, or pushing you away from them.

It wasn’t too long ago that I felt like I was missing out on the things I knew I wanted to pursue deep within my soul. 

I never thought about  ALL the different ways that I had pushed the dreams aside.

But, when I finally opened my eyes and could see the very many things, my soul longed for, I knew I had to make a change. 

My friend, you weren’t meant to live a life of average, unless that feeds your soul. 

You weren’t meant to live a life of regret.

This life is your one shot to do everything that your soul whispers, everything that scares you.

I would like to encourage you today to chase those giant dreams of yours and don’t let anything hold you back. 

Don’t worry about what other people think. 

It’s not their life, it’s yours.

May your heart be filled with contentment and your soul with satisfaction as you go get your big dreams!

For me, I get so much joy from not only being with the farm critters, but also from growing things.

In my spare time, you will find me studying health and wellness from a holistic standpoint. 

Right now, I’m reading the most fascinating book about the human body.

It reminds me of the importance of inner healing.

We have been made beautifully and there are so many resources available for us to pursue our own health and wellness.

This sweet couple had lived in their home for years.

There was quite a bit of decluttering that needed to occur before they could put their home on the market.

The task felt insurmountable for them and they thought that they could sell their home themselves.

They had the buyer lined up and agreed to a purchase price of $350k.

I explained that since they needed to hurry up and sell, that there were some questions they should ask their buyer.

…. Like whether or not they were pre-approved, etc.

Turns out the buyer fell through.

The sellers were amazing and trusted that I had done my homework on the market value of their home. 

Their home sold for $435k.

They were pretty happy with those numbers. 1 It’s always so much fun to be able to race against the clock and do a job well done. This sweet couple had lived in their home for years. For sight - have the home staged or declutter

For sound - have soft relaxing music playing 

For taste - have a plate of freshly baked chocolate chip cookies available 

For touch - place out different textures on textiles 

For smell - have a plug in by the front door

A heavily fragranced home will derail buyers as they can feel as though you’re hiding a noxious scent. 

Additionally, remove unpleasant scents before listing your home for sale.

Unpleasant scents are often due to pets and their urine, having teenagers and/or smoking near or in the home.

Don’t be afraid to ask your agent if there’s anything you need to do with the scent in your home.

I recently did a video explaining that the sales price of your home is determined by the market. 📈

But, I wanted to share with you the exact strategy I use to keep my sellers from losing their rear on the sale of a home 🏡.

1) Provide market data.

You, as a seller, need access to this, so that you can see, and understand the nuances of the market and it’s shifts.

2) Review the numbers.

The agent that you meet with should be able to show you the homes within a 1/4 mile radius (different if you have acreage) of your home, and their sales price within the past 60 days.

You need to be able to work with the closest homes to yours and the most recent sales data since the market is shifting. 

3) Avoid pending and just listed.

Pending homes and just listed homes are not comps for your home. 

The reason they won’t work as a comp, is because they haven’t sold yet. 

The neighbor down the road, may have severely under priced or over priced their just listed home, and pricing the same as them, may serve as a huge mistake. 

4) Recommended price range.

The agent should make a recommendation based on the market’s performance. 

Along with the price range, they will show you their marketing plan. 

It’s imperative that they have an exact step-by-step process for what they do to market your home in a shifting market. 

5) Included in my recommended price range, are the characteristics that you’re home has, and adjustments for those (garage spaces, landscaping, age of home, historic character, location, etc).

We are completely okay with using the old hood from a car, a tow rope and an ATV to create some winter magic and fun for our kiddo.

Yesterday, I communicated poorly and apologize to anyone that read my post for the confusion (it’s deleted now). 

What I was trying to communicate, is, that over the past years, I’ve worked roughly 80 hours per week. 

Part of the reason I was working 80 hours per week was because I was doing lead generation techniques that weren’t aligned with who I am at my core.❤️

👉Yesterday, I also had the most amazing meeting with my managing broker.

We put together a business plan that’s going to allow me to continue to serve my clients in the highest way possible.🙌

I’m so incredibly grateful for the opportunity to serve each and everyone of you. 

I’m also happy to continue to help your friends, family, and colleagues. 

Thank you for always referring me for their real estate needs.
