First time riding in a Tesla and the verdict is out.
By far, the most comfortable back seats I have ever been in. Super smooth suspension, barely felt the road and loved how quiet it was! The tinted roof was a bonus.
I would completely expect a Tesla Lyft driver in #denvercolorado but not in #franklintn.
While I am completely smitten with the Tesla, I won’t be purchasing one anytime soon.
Mostly, because I just know I will forget to charge it and end up stranded on the side of the road. 😂
And, there’s just something about the loud purr of a classic hot rod that really steals my heart.

1) Complete a market analysis of your home. This gives you an idea of the amount of equity available to you.
2) After looking at your equity, chat about options to leverage it to buy another home.
3) Connect with a trusted lender partner so you can get pre-approved for a loan.

Buyers see your home through a different lens than you do. They don't have emotional connections to the home. It's important that you try to view your home as a marketable item versus something that you're emotionally invested in. This switch can be hard, but it makes all the difference.

Many real estate agents juggle a few clients a year. They earn a commission that is based on what a home sells for.
If one client needs to sell a $3 million home and the other needs to sell a $300k condo, they won't get the same service.
If a real estate agent tries to wear too many hats, corners get cut.
Managing your dates and deadlines or marketing your home, may not get the full attention they deserve. The agent may not have time to help you get the best offer. They may not reach out to buyers, schedule showings or host open houses.
Sending out brochures, explaining the offers that came in, and editing a video of your home may get overlooked. The agent may not have professional photos of your home taken.

How do you know if you should sell your home or keep it as a rental property?
Most of my clients want generational wealth.
They want to ensure that their families are cared for long after they're gone.
They begin to think about if they should sell the home they've outgrown, or keep it as a rental property.
They need to know if they can still buy what they need and own a rental property at the same time.
Having a rental property can help you create generational wealth.
Here’s some things you will need to figure out if this is right for you.
1) How much money is in your savings account? You should have at least six months saved up to cover both house payments.
2) How much equity do you have in your home? Do you have enough equity to use as a down payment on your new home and to keep the existing home payment affordable?
3) Are you comfortable with owning a rental property? It can be hard. If you don’t feel up to managing the property, you can hire a property management company. I always hire one.
4) What will the new payment be? You need to know how much it will cost for you to pull the equity from your existing home. You also need to know if the tenant’s rent will cover the existing house payment, after you pull the equity from it.
This should create a clear path to help you begin owning investment properties.

Can we talk about green olives?
I had no idea how many people hate olives (green and black).
I have never been much of a green olive fan until these babies turned up at Costco. They’re Kraig’s favorite, so I bought 12 jars (thinking that the rest of the world shares our passion for these delicacies).
I was worried Costco would run out of them or they would only be seasonal, hence the purchase of mass quantities.
Never in my life have I had so many strangers approach me about a topic. Apparently the world feels strongly about olives, one way or another 😂
